New development to be a place to live, shop

The 174-acre Village at Pine development, off Route 19 between Wallace Road and Route 910, will be a commercial and residential development modeled after an old-fashion town concept where residents can walk to stores, said Dominic Gigliotti Sr. of Gigliotti Holdings of Pine. There will 499 town homes, single family homes and quads, he said.
"We want to make it convenient for the residents. We want them to live and shop at the Village at Pine," Gigliotti said.
The development will feature a lot of brickwork, trees, lamp posts and open space, he said. Sidewalks will connect the residential neighborhoods with the retail center.
"This is the last big commercial parcel in Pine and we want to do it right and bring in some of the things that a bigger community like Cranberry has," Gigliotti said.
Grading of the site began in November.
"We've had a lot of interest from banks, hair stylists, and other service type businesses which residents would take advantage of on a daily or weekly basis," Gigliotti said.
Negotiations are now underway with Giant Eagle to serve as the anchor store in the retail center, Gigliotti said. The grocery chain submitted plans for approval last week to Pine Township. .
Gigliotti expects the retail portion of the project should be "pretty well leased up" by the time construction is completed at the end of the year.
Roads are now being built and utilities installed for the first phase of 134 town homes, featuring three bedrooms and up to 3 baths. Construction begins in the spring.
Two recreational areas will be constructed in the residential development, one featuring an open-space with a picnic shelter and the other will be an elaborate town square area, complete with a gazebo, gardens, walking trails and playground.
"The mentality is to have a feeling of living in a small town neighborhood with all of the conveniences within walking distance of the community," said Kerri Scripko of Ryan Homes, which will market the living units.
