The Summerset at Frick Park residential development in Pittsburgh has several major projects under way. Building permits were issued for three 3-story, 12-unit condominium buildings at 1219-20 and 40 Crescent Place, valued at $9 million, with Mistick Construction Co. as contractor. Also, permits were issued by the city for a one-story retail structure and a one-story community clubhouse to be built by Lytle Construction Services in the 1400 block of Parkview Boulevard.
Pittsburgh issued 1,844 building permits valued at $389 million during 2005, down from 1,926 permits valued at $597.6 million in 2004, the city's Bureau of Building Inspection reported.
The grand opening of Elysium on the Park, a 36-unit complex by F.G. Papa Associates off Market Street, Beaver, is being held this weekend by Prudential Preferred Realty. The units -- offering a patio or balcony, with elevator service, underground indoor parking, fireplaces and kitchens with oak cabinetry and granite countertops -- are priced from the $290,000s to more than $400,000.
Pittsburgh Parking Court, formerly at 1400 Penn Ave., Strip District, is now at 240 Fourth Ave., Downtown.
Howard Hanna Real Estate Services says that with a 27.4 percent share of listings sold during 2005, it ranked No. One in that category, based on West Penn Multi-List sales between Jan. 1 and Dec. 31.
Olive Garden Italian Restaurant will open Feb. 20 at 1010 Pittsburgh Mills Blvd. in Frazer with Judd Moorhead as general manager.
Pittsburgh-based Echo Real Estate Services Co. has been joined by Cornerstone Real Estate Advisors in the development of The Grove at Wesley Chapel, a 255-acre project north of Tampa in Pasco County, Fla. Cornerstone provided the initial equity required to complete the land acquisition and site development in addition to equity from Echo, said Claudia A. Steeb, managing director of the Holliday Fenoglio Fowler office in Pittsburgh. Site development and construction are expected to begin in late spring, and the project will include 850,000 square feet of retail, plus land for residential development.
Low-income families and individuals interested in purchasing existing houses or building new homes in rural areas may qualify for a 33-year second mortgage at 5.375 percent interest from Rural Development, an agency of the U.S. Department of Agriculture. The loan is available when another lender provides at least 20 percent of the mortgage, in Allegheny, Armstrong, Beaver, Butler, Greene, Indiana and Washington counties. The loan is available through the Butler Area Office, 724-482-4800-x100.
At Coldwell Banker Real Estate Inc., Mike Rose has joined the Butler sales office and Chris Couch has joined the North Huntingdon sales office. Rose, a lifelong Butler resident, specializes in Butler County. Couch's professional focus is commercial and residential real estate.
Kelly W. Brown, AIA, of Radelet McCarthy Architects, recently became registered as an architect in Pennsylvania.

Howard Hanna Real Estate Services promoted district manager Iva Fiorina to the newly created position of regional manager of central Pennsylvania. Fiorina will be relocating to Harrisburg from Pittsburgh where she will be responsible for sales and services at the three newly acquired Howard Hanna offices in the Harrisburg region.
The architecture and engineering firm Burt, Hill said attorney Robert J. Ray joined the firm as general counsel. Ray moves from Burns, White & Hickton, where he practiced construction, commercial, environmental and real estate litigation and general corporate and commercial law for 16 years.
